TENANT FINDING SERVICE

At COTSWOLD LETTINGS we advise our landlords on all aspects of the proposed tenancy ensuring that they are fully compliant with all the latest legislation and up-to-date with best practice.

COTSWOLD LETTINGS will market your property on our website, as well as specially selected Property Portal partners and where appropriate with our London associates. We will identify and interview potential tenants, carry out escorted viewings to the property, negotiate a suitable offer and collect references.

Once the tenant has passed referencing we will draw up the paper work and arrange for any works required to be carried out. We will collect the first month’s rent and damage deposit, ensuring that the deposit is protected via the Government’s Tenancy Deposit Protection schemes.

We have endeavoured to create a transparent and straight forward fee structure. All our fees are listed as INCLUSIVE OF VAT and payable from the first month’s rent.

MANAGEMENT

COTSWOLD LETTINGS is proud of our local property management service which typifies our bespoke ethos where you deal with the same individual throughout the tenancy.

Our Service includes the collection and payment of rent to our landlords on a timely basis. We will produce periodic landlord statements tailored to our clients’ requirements. Our Property Managers organise any necessary maintenance, make regular property inspections, advise on tenancy renewals and rent increases.

At the end of the tenancy COTSWOLD LETTINGS will carry out the deposit return, ensuring the best possible outcome for both parties in accordance with best practice and legislation.

Also included in our management fee is a free rent-guarantee warranty to protect our landlords in case that the worst should happen and the tenant experience problems.

Again, all our fees are listed as INCLUSIVE OF VAT and payable from the first month’s rent.

MAINTENANCE WORKS

We have a full complement of maintenance contractors. All known to us through personal recommendation and continually assessed to ensure that they are operating to the highest standards. All general building, plumbing, gas, electrical, decorating, gardening and cleaning works can be readily undertaken.

Obviously EMERGENCY REPAIRS need to be undertaken immediately to protect both tenant and property, possibly without reference to the client landlord.

For DAY-TO-DAY non-emergency maintenance we seek authorisation from all client landlords to carry out works up to £100 without need to refer to them. For any work over £100 we provide an estimate or quote for our client landlord’s consideration and agreement before any such work is undertaken.

As the influence of design forms an increasingly important part in the letting potential of a property. We believe it can considerably speed up the letting process if attention has been paid to its interior – décor and design.
