Tenants
Once you have seen a property that you want to view you will be asked to provide your name and contact details including phone, email and present home address. We take the security of our staff seriously and will not entertain any viewings without this information.
When you have found a property that you like you will need to pay a holding deposit of £150.00 for a single person, or £200.00 for 2 or more people. You will be given tenant reference application forms to complete and return to us. At the same time you will be sent an Offer Letter confirming how much rent and deposit you have agreed to pay, how long your tenancy will be and any other conditions that have been agreed.
Once your references have passed, the Tenancy Agreement and Letter of Terms will be drawn up and sent to the landlord and tenant for checking. Once the paperwork has been agreed the move-in date and time will be finalised.
On move-in day the tenant will report to our office at a mutually agreed time, signing 3 copies of the Tenancy Agreement and Letter of Terms and completing the Standing Order Mandate for future rent payments. If not already done, the final balance should be paid in cleared funds.
When the paperwork has been completed the tenant will be given the keys to the property and 3 copies of the Inventory. When getting to the property they will check through the Inventory and sign the documents after making any changes. The Inventories will then be returned to COTSWOLD LETTINGS and we will then arrange for them to be signed by the landlord along with the other paperwork.
When all the paperwork has been signed, a copy is held by the landlord, one copy by the tenant and the final copy by COTSWOLD LETTINGS. As part of the move-in process we will also write to the utility providers and local authorities to change the names on the accounts to the new occupiers.

When taking a property via COTSWOLD LETTINGS the following fees are payable at the start of the tenancy:Tenant Reference Fee (for the first applicant)

Inventory Check-Out Fee (Payable at the end of the tenancy and deducted from the deposit)
