When you have found a property that you like you will need to pay a holding deposit of £300.00 for properties up to the rent value of £1,500 or £500 for properties with rent values over £1,500.

COTSWOLD LETTINGS will give you a tenant application form to complete and return to us.  We will then start the referencing process for you.  At the same time you will be given the statement of costs confirming how much rent and deposit it has been agreed to pay and how long your tenancy will be.

Once your references have passed, the Tenancy Agreement and Letter of Terms will be drawn up and sent to the landlord and tenant for checking.  Once the paperwork has been agreed the move-in date and time will be finalised.  If you have any doubts concerning the tenancy agreement we recommend you seek legal advice.

On move-in day the tenant will report to our office at a mutually agreed time, signing 3 copies of the Tenancy Agreement and Letter of Terms and completing the Standing Order Mandate for future rent payments.  If not already done, the final balance should be paid in cleared funds, such as Debit Card, Bankers Draft or Building Society Cheque.  It is also possible to do a bank transfer please ask for details.  Please note that personal cheques must be paid to us 10 days before the start of the tenancy.

When the paperwork has been completed the tenant will be given the keys to the property and 3 copies of the Inventory.  When getting to the property they will check through the Inventory and sign the documents after making any changes.  The Inventories will then be returned to COTSWOLD LETTINGS and we will then arrange for them to be signed by the landlord along with the other paperwork.

When all the paperwork has been signed, a copy is held by the landlord, one copy by the tenant and the final copy by COTSWOLD LETTINGS.  As part of the move-in process we will also write to the utility providers and local authorities to change the names on the accounts to the new occupiers.

As of 1st June 2019 there will be No Administration Fees taken from Tenants / Applicants.
There may be Holding deposits required to secure a property which will be deducted from the 1st months rent once checks and referencing is complete and accepted - This is NOT an admin fee.
